Different building projects have different planning requirements. Here's what you need to know for common projects in Rugby and Warwickshire.
| Project Type | Permission Required | Key Considerations | Average Cost | Average Time |
|---|---|---|---|---|
| Single Storey Extension | Usually Required | Impact on neighbours, garden space, design compatibility | £548 | 8 weeks |
| Double Storey Extension | Always Required | Overlooking, loss of light, visual impact, highway safety | £548 | 8 weeks |
| Barn Conversion | Usually Required | Change of use, heritage impact, highway access, flooding | £610 per home created | 8-13 weeks |
| New Build House | Always Required | Design, scale, access, environmental impact, infrastructure | £610 per house | 13 weeks |
Since 1 April 2026 the council fee is £548 for a house extension (single or two storey) and £610 for each new home, including homes created by converting a barn. Additional costs include architect fees (£1,000-£5,000) and specialist reports if required.
Standard applications take 8 weeks, major applications take 13 weeks. This is from submission to decision. Preparation time adds 2-6 weeks depending on complexity.
Limited extensions are allowed under Permitted Development Rights: a single storey rear extension of up to 3m (4m for a detached house), or up to 6m (8m detached) if you first apply to the council for prior approval. Side extensions can be up to half the width of the original house, and extensions and outbuildings together can cover no more than half the land around it.
You can appeal to the Planning Inspectorate for free. For a house extension the appeal must reach them within 12 weeks of the decision; for most other applications the limit is 6 months. Alternatively, submit a revised application addressing the refusal reasons. Most refusals are due to design or neighbour impact issues.
